How long will it take for my loan to be approved?
When it comes to approvals for a property purchase, there are three levels to keep in mind:
Pre-Approval
It might be easy to get, but it’s not binding, so it may not be worth the paper it’s printed on.
Conditional Approval (This usually takes 2-3 days, depending on the lender)
This is where a real live person takes a look at your loan application and confirms that you can repay the loan. But, it’s only conditional on the property you’re looking to purchase. This usually takes 2-3 days, depending on the lender
Full Approval (This usually adds an additional 3-5 days on top of the Conditional Approval)
This is where both you and the property have been given the green light by the lender. They’ve done their due diligence and now it’s up to you.
Will you charge a brokerage fee?
It is important to inquire about potential brokerage fees when seeking a loan. In most cases, our firm does not charge fees as we are compensated by the financial institutions for introducing new loan applications and performing tasks that would typically be handled by their employees.

How do mortgage brokers get paid?
As a mortgage broker, it is important to understand that our compensation is derived from the financial institutions with which we work. Specifically, we receive payment for introducing new loan applications and for performing tasks that would otherwise be handled by bank staff.
Even though we act as a lending manager on behalf of various lenders, our primary allegiance is to the borrower. This outsourcing approach is highly efficient and mutually beneficial for both the borrower, who has greater loan options, and the lender, who does not incur expenses unless an application is submitted.
Our compensation consists of both an upfront incentive and an ongoing incentive. The upfront incentive ranges from 0.33% to 0.85% of the loan amount, while the ongoing incentive ranges from 0% to 0.285% of the loan balance per annum. It is common industry practice for lenders to offer upfront commissions of 0.65% and ongoing trails of 0.15%, not including GST.
It is important to note that this compensation is not paid by the borrower, but rather by the lender. If you would like a copy of our lender’s incentive schedules, please do not hesitate to contact one of our mortgage brokers.

What are the fees on the loan?
